The Mooney's New Roof: Approx. 32 squares of new Lifetime CertainTeed Landmark Architectural Shingles with upgrades ...

On March 2, 2018 a huge windstorm blew through Montgomery County Maryland causing heavy damage to many of "builder's grade" roofs in the Hoover Farm Subdivision.


 We arrived immediately to temporarily tarp the damaged roofs and help our customers get things under control... before more bad weather could come through and cause even MORE problems.


 The Mooney's shed was damaged too ... about 2 squares of roofing.

Approximately 9,000 lbs. worth of materials are loaded on the rooftop.

As with all of the new roofs we install, the Mooney's are getting the following upgrades
:

  • Upgrade to 6" custom drip edge at all eaves (gutter edges)
      
  • Upgrade to "Ice & Water Barrier" at all gutter edges, valleys, and around penetrations 
     
  • Upgrade from organic 15 lb. tarpaper "felt" underlayment to synthetic underlay 
     
  • Upgrade from builder's shingles to CertainTeed Landmark Architectural Lifetime Shingles 
     
  • Upgrade from builder's grade metal ridge vent to High Performance Shingle Vent II Ridge Vent System.
     



Our upgrades meet and exceed all new Building Codes and add extra protection to the more critical areas of the roof that are often overlooked.


For instance, we custom make 6" Aluminum drip edge that's installed at all gutter edges.  It's 5 inches wider than "store bought" drip edge, so it offers about 5x more protection.

The extra surface area gives the "ice and water barrrier" more bonding area and creates a much tighter seal.

What does this mean?

More protection against water and ice dams at the point of the roof that's most vulnerable to leaks under severe conditions.

I haven't seen any other roofing contractor do anything like this; in fact, many contractors don't use any drip edge at all!

So, to summarize, what appears to be just one upgrade is actually 3 upgrades in one!

  • Upgrade from nothing to custom drip edge
      
  • Upgrade from nothing to new "ice and water barrier"
      
  • Upgrade from black tarpaper to synthetic underlayment  

Oh, and by the way, "upgrades" does NOT mean "higher price."  With us, it's all about the extra value we pack into every single new roof.










Chimney flashings are always replaced with new custom aluminum, then sealed with polyurethane sealant ... so that chimneys will never leak at the roof line again!

Many contractors just re-use the old flashing!

This one is made from siding grade pre-finished aluminum and Permathane polyurethane sealant (the best!).



All old metal ridge vents are replaced with new Shingle Vent II "shingle over" type ridge vents.

The New Shingle Vent II System naturally circulates more air through the attic, and will also:
  • Stabilize the attic air temperature with no extra energy cost.

  • Keep the insulation drier thus making it more effective.

  • Lower your heating and cooling costs.

  • Help eliminate dangerous mold and mildew, helping out your allergies, maybe keeping you healthier.

  • Help prolong the life of plywood, building materials, and insulation.

In this case we were also able to increase the "slot area" (above) to increase air circulation as well.  Win/Win.  More air moved and more of the benefits.

Also, a few extra vents were added where the builder cut corners.







Finally, pipes, fan covers, and heater exhaust are all painted with Rustoleum Brand Paint for aesthetics and longevity ...

No more rusty pipes or rusting heat exhausts!

...and the shed?  Well, it got the professional treatment as well.



Plywood was replaced where needed, just like on the main house (except it's 1/2" CDX here, OSB was on the house).



...and all the other fancy stuff was included as well.  Synthetic underlay is shown here and helps protect against those "one in every ten years" wind driven rainstorms that can push water under 130 mph rated shingles ...



Beautiful!  Charcoal Black (like the main house).  Dresses up that old shed quite a bit!
